Investing in Commercial Real Estate is exciting, rewarding and sometimes daunting. I have real world experience in both purchasing and selling commercial real estate for investment purposes. I always recommend potential investors have an open and honest discussion with their financial and legal advisors before making the decision to purchase or sell an investment property. My experience with commercial real estate investment properties includes multiple sale and purchase transactions including the utilization of multiple 1031 Exchanges. Our tax laws are always in flux and can change quickly. I make it a point to stay on top of these changes to make sure my clients have the most current information available. Additionally, I have an understanding of the Grand Strand commercial real estate market as well as regional markets throughout the Southeast.

Once all legal and financial concerns are addressed, there are a few important factors to consider when investing in Commercial Real Estate. First, what is goal of the investor? A property with a long-term corporate lease may provide an immediate low risk return, oftentimes with higher price and lower Capitalization Rate. Vacant properties may offer more upside and purchase value, but with higher risk and potential expenses. Using my experience and knowledge of the market I will find properties that fit within the parameters set by each investor.
